Our Services


The first stage of the architecture process is the design brief, during this step we’ll share ideas collaboratively to follow the best path to achieve your vision. Following will be a measured survey of the appropriate area to allow us to complete a concept design to aid further discussions to agree the direction to proceed.

Once concept talks have been completed we can develop the initial design based on your comments to allow a planning application (if required) to be submitted. Following discussions with local authorities and the granting of planning permission we shall complete building regulations drawings showing how we intend for your project to be constructed (to allow for building quotations to be obtained by you, or given to your chosen builder to commence work. (Our existing/returning clients say we produce east to understand drawings to enable the builder to construct the project with no hidden surprises.

The surveying process includes building, land & topographical measurements, which are appropriate to the project brief.  Detailed land & building surveys are carried out by two members of our highly trained staff, maintaining efficiency and professionalism, our staff will draw up the existing and will then proceed to take measurements with a variety of devices to mark up on the plan. Our staff will also answer any questions you have as a client during their time on site. If required a topographical survey will be undertaken the land levels will be plotted onto the site plan drawing so that the proposal drawing can take into account the existing land levels.


Ryland Design Services Ltd are also registered, qualified and accredited energy assessors. We aim to solve your problems, we use the latest Elmhurst accredited software to prepare calculations that are accepted throughout England.

What is SAP? – SAP is the calculation of the annual energy cost for space heating, water heating, ventilation and lighting. It also quantifies the total CO2 emissions from the property each year and this information is also used to produce the Energy Performance Certificate. (EPC). At design/building regulation stage a new dwelling application to the Local Authority has to be accompanied by a SAP 2012 calculation to show compliance with Part L1A of the 2013 regulations. At the completion stage of the build it is the developers/builder responsibility to obtain an “As Built” SAP and EPC to pass to Building Control and the purchasers. The EPC will record the energy efficiency and carbon emissions of the build, which will allow the dwelling to easily be compared to a building of the same type. Ryland Design Services Ltd have considerable experience in energy assessments and would welcome the opportunity of discussing this further with yourself and provide you with a quotation.

We can accept drawings in AutoCAD and PDF form and have a simple information request form for further information on producing/creating an EPC for your project.

Project Coordination:

Throughout the construction of your project, we (if you require) will oversee the construction and finance aspects of the build to maintain the optimum build quality. Ryland Design can prepare tender documents including bills of quantities if necessary, at the end of the tender phase we can present you with the accurate and detailed information to promote confidence in the final contractor selection process. You’ll only release the funds to the contractors once we have agreed that these works have actually been carried out to a satisfactory standard.
